Leisure Village is a Freehold Strata. In a freehold development, people hold “fee simple title” to their strata lots. That means they own their strata lots and are responsible for the maintenance of it.
Strata Plan KAS 1264 is Entirely Self Governing and does not employ any outside Property Management Agency.
LEISURE VILLAGE STRATA FEES COVER THE FOLLOWING:
GROUNDS MAINTENANCE – Cutting lawns, edging, fertilizing and pruning. The cost of plants, trees, shrubs and fertilizers etc., for common areas.
IRRIGATION - Spring start-up and Fall blow-out of irrigation lines. Maintenance of sprinkler lines and heads on common property.
SNOW REMOVAL – Snow removal from roads, sidewalks and driveways. Spraying of roads with anti-ice product to help prevent ice build-up.
PONDS & WATERWAYS – Maintenance of ponds and waterways and operation of pumps.
LIGHTING – Maintenance of lighting on roads, gazebo, mail-room and R. V. parking. Electrical usage and replacement of bulbs.
GATES – Operation and maintenance of the front gates, including timers and automatic openers. Maintenance of the back gates.
ENTERPHONE – Yearly charges for this unit and its maintenance.
GAZEBO – Maintenance, painting etc. Janitorial services for washroom.
FIRE HYDRANTS & CATCH BASINS – Flushing and painting of hydrants and cleaning out catch basins.
INSURANCE – Insurance coverage on buildings and perimeter wall, liability insurance.
PAINTING – Painting lines in the parking lots. Painting out graffiti on walls, etc.
MISCELLANEOUS – Office supplies, bank charges, copying etc.
NOT COVERED BY STRATA FEES:
Spraying of weeds and weeding on homeowner’s lot.
Planting or removal of plants, sod, shrubs or trees on homeowner’s lot.
Maintenance of irrigation lines, timers, sprinkler heads, solenoids or valves on homeowner’s lot.
Domestic water and sewer charges.
Maintenance of exterior homeowner’s residence, driveway, flowerbeds and sidewalk.
Garbage, Recycle and Green Waste pickup services ( Early Tuesday Mornings)

Many of the included services are actually performed by volunteers in our community, whose professional background enables them to contribute to some of this work.
Please feel free to offer your services, especially in the maintenance of LV's Common Property areas. Please contact the appropriate Committee Member.
Our fees are only $150 per month, please help to keep them there. Your volunteering support will be greatly appreciated by all.
